Three Most Common Homeowner Mistakes

Verifying The Contractor
I can’t stress this enough, make sure your contractor is licensed and fully insured. Every trade the contractor hires, they must also be insured.
Get It In Writing
An estimate is exactly that, a rough cost. Get a “Proposal” with line items of what work is going to be done. If a problem occurs during the project, make sure to sign a change order with the dollar amount required for the change.
Budgeting & Timing
This is a big one. I tell all my customers to expect at least a 20%  cost overage for the project, 30% for vintage homes due to unforeseen issues and customer changes. 60% of projects go over budget and 70% are not on-time. Another tip is to never plan a large project before the Holidays, it could save your marriage.
